Share the goals
Start with the property address, who the new space should serve, and whether you are considering an attached addition, an ADU, or still comparing options. Share any available plans, timing needs, and household constraints. The first conversation helps identify the information needed next.

Establish the scope
Discuss measurements, site conditions, design, engineering, utility connections, existing-home conditions, and the property’s approval requirements. Identify who is responsible for each part. The specific addition or ADU determines which professional services are needed.

Align the estimate and decisions
Review inclusions, exclusions, allowances, material choices, and the proposed sequence. Agree on purchasing responsibility, how changes are documented, and how construction access or work at the existing home will be handled.

Coordinate construction
Construction connects site work, structure, utilities, trades, materials, and inspections. Confirm communication expectations and keep decisions documented as the addition or ADU takes shape.

Complete the handoff
Use the project agreement to define completion, walkthroughs, remaining items, relevant inspection closeout, and product or warranty information. Keep the records together for future questions.
